The hotel website is misleading. This hotel is not luxurious, or elegant. I have to admit I was warned (by reading reviews) but I still decided to stay at the Campbell Inn for 3 nights last week. I was sold on the rave reviews of the European breakfast. I now know that if it sounds too good to be true it is. Although, they did have a large spread which included lunch meat, cheeses, melon, bread, bagels, sausage, bacon, eggs, potatoes and cereal, the quality of the food was poor. The best time to eat is at 6 when they open, otherwise the food runs out and is not replenished.
A highway sits just above the roof line of the hotel, so you do hear the traffic.
As for the room the sheets were paper thin, pillows lumpy and carpet dirty. The overall appearance was nice, a little dated but it was clean except for the carpet.
It was annoying that you couldn't make a left turn from the hotel. This is not a huge deal you just have to turn right and turn around at the next light.
It's in a good area, Pruneyard shopping area and Historic downtown Campbell are within walking distance, including a walking/biking trail next to the hotel. El Burro (at Prunyard) has very good authentic Mexican food.
Overall impression, not luxury, not elegant it's comparable to a Super 8, but better decorating and more expensive. I would probably not stay there again because I was uncomfortable with the lack of attention to keep necessities updated like sheets, towels, and pillows.

Rarely have I ever been treated so unfairly. I was staying here on business with my husband and had booked through a well known booking website. First impression through the front door to the lobby was actually ok other than being right next to the freeway, which I assumed would get quieter as the night went on. We were able to park right in front of our room and felt that was a good thing since we could keep an eye on our car. When I first opened the door to the room I was greeted with a faint smell of cigarettes and I had booked a non-smoking room. The decor was an attempt at traditional but felt like the 1970's. The comforter on the bed was thread bare and the bed itself was lumpy. When we pulled back the comforter the bedding did seem as though it had been cleaned. But, on further inspection of the room we did discover reasons to believe that it had not been cleaned thoroughly. The refrigerator had moldy food left in it and the glasses were not covered and were spotty. Since we were only staying for one night we chose to overlook these misteps. The television was small and the remote did not work but we had planned on getting to bed early for a meeting the next day. We went to dinner at a local restaurant and it was quite good. Came back to our room and settled in for the night. I went to the car to retrieve a blanket for the bed and thats when I realized that this was a very undesirable neighborhood. There were activities going on in the parking lot that are not mentionable in mixed company. During the night, the refrigerator hummed all night and the next morning we got up to leave but they had turned the water off in the middle of the night. Called the front desk to inquire when the water would be restored and was told it would'nt be before we needed to check out for our business meeting. When we checked out I spoke with the front desk about our unhappiness with our stay and the staff appeared sympathetic but told us there was nothing they could do and reffered us to call the booking website and discuss it with them. After returning home we contacted the booking website and were told that they could not do anything for us because the manager of the hotel refused to give back any compensation for our inconvenience. So I contacted the hotel again to speak with the manager and he still refused saying it was not his fault that they had a plumbing issue. I understand that things happen but, we are all adults and communicating with your guests is extremely important. And if a circumstance prevents you from providing service to your guests then make a reasonable compensation. Considering the multiple issues regarding this location and the fact that the hotel refused to make it right I would not give this hotel even a one star rating. This hotel failed every rating category I use in making a decision as to whether return. Cleanliness-Fail, Comfort-Fail, Security-Fail, Service- Not even near the ball park.
