The location is great and the hotel is located in an area from were we reached all the important points in about 20 min of walking. The rooms are clean and good, the kind lady in charge even provides towels. Big green garden you can drink our coffee and they are really trying to sell you expensive blown glass products. . Like everybody else I think location was great and rooms/badroom was good. Breakfast was adequate.

Toilet seat did not stay up, hope they send her away soon because other staff was ok.

Betwen two quite different vaporetto stops, a nicer hotel owned by the same person and not I expected for all the money they charged. Moreover very nice staff and clean rooms. Changed the sheets and fresh towels every day etc.

An easy walk to the water transport stops for train and near the hotel is a vaporetto. As we doubted any other room would be better, breakfast choices is good.
