Really good trying. House is beautiful,rooms are beautiful, surroundings would be too, but they are completly forgotten.Houses old lady is crying every mornings mammaa and pappaa, cause she is left alone in her room. Annoying to woke up by her crying in 7 am. No any markings at the gate, only number, nobody mencioned about that.Its hard to find property, if you dont see any other markings (hotel Villa Ulivi) in the gate, at least say it in the brouchure that its only gate wich is CLOSED and put picture of the gate in the web. We were driving hour and half near by and got sunstroke, trying to find the place.Finally girl from the near by bar called there and help was available. Help in the house is exellent, the owners however are not in the project with their whole hearts, they dont understant, that they cant just collect the money (because its and old villa, great, everybody wants to pay just to sleep in here, without services or deasent breakfast), they must do something in the property too, keep it clean, moan the loan forexample..small things..but they count. And dont mention there is a washer available, if it costs 10 euros!Upper balcony for breakfast, if its rented already with a room next to it, so other customers cant used it at all. Rooms are beautiful, so is the whole groundfloor, brekfast was ok but in places like this customers expect more than only Continental breakfast. Hot water enough from showers.Bus from the gate to firenze downtown is great, but the place is surely not walking distance from downtown. I SUGGEST you put bunch of volunteer workers to put all the outside thing in order, grass, dead leafs etc. PUT somekind of markings to the gate, get inspired,it cant be so hard to attach sings to the gate INSIDE the property, hang a banderoll "villa ulivi" to the trees, so people who are coming can see it, or put a picture of the gate to web, so people can see what kind of gate they are suppose to be hunting.Thank you Villa Ulivi. It's one old Manor with an incredible mixed decoration where you can watch 3 centuries of furniture and decoration. A normal Breakfast were served by a gentle person named Love Lee (lovely)...

Some aspects here were very good and others disappointing. The staff, especially the young asian lady(whose name we never managed to get)were very good and helpful. The rooms were clean and well appointed. Take advantage of the terraces as its nice to sit and have some wine and cheese under the stars. The gardens and surrounds were in need of a good tidy and one area looked like a building site gone wrong. It would have been nice to stroll around and relax in them. As far as location goes, dont hire a car to get there unless your familiar with Florence and its maze of oneway streets. We took about 2 hours to reach the villa, even with a local map supplied by the car rental company which didnt show these streets. Take a taxi. Its about 10 mins that way from the train station.
