We stayed here for six nights while we attended a trade show at the RDS. The location was ideal, as it was one block away from the RDS and the bus stop for buses downtown. When we checked in, we were served tea. The attendant showed us to our room. Although we had requested two beds, the room had one bed, was small with a vaulted ceiling right over the bed and a tiny window over the bed. The bedspread was stained and filthy. There was a metal fixture with a sheet which I guess was supposed to be the closet. Although the bathroom was very nice, there was no way I could spend 6 nights there. We were then shown a suite which was beautiful. It was large and had three beds and a large bathroom. The property was beautiful, with an atrium-like breakfast room (facing a tractor and crane in the backyard, as the adjacent property was acquired by this house and is being prepared). Breakfast was very good. There was a computer with internet access, as well as two living rooms with sofas and magazines, one of which had a fireplace. I enjoyed my stay, but have two caveats: 1-with a B&B you never know what kind of room you will get and you may be unpleasantly surprised and 2-the night before I left, I had requested a 7:15am wake-up call and a taxi to take me to the airport. I even called the desk later to confirm it. The call came after 7:30, and the taxi was late. Needless to say, if traffic had been worse, it could have been catastrophic. Also, one of the attendants told me that the next door house which is being developed, will use the same breakfast area. If this is the case, there could be congestion at breakfast time.

I have to say I was very disappointed with this hotel. It looks so much more on it's website. The room we stayed in was nice as were the staff however this is not a hotel this is just a B&B which charges hotel prices. There are no facillities.There was no tea/coffee provided in the room. We enquired about lunch or having tea and scones but there was nowhere to sit, it could only be served to our room as the drawing room was being used for a meeting!!The location was ideal but across the road is the Herbert Park hotel which charged 120 v's the Merrions 150 and is far superior.
