Hotel is in an excellent position - yes some parts do still look like a building site but our room was good although small but as we were only there for 1 night it was sufficient.
The lift area seems to be the main area to be finished but the lifts worked - there just needed some cosmetic parts finishing off. There are probably other areas still needing finishing off but we didn't come across these and it didn't impact on our stay.
All was going well until we got up the next morning and there was no hot water but the hotel gave us a 25% reduction and as we didn't check out until 12 noon the water had been fixed by the time we got back after another trip around the shops so we had time to shower before we checked out anyway. The staff were all very nice although the breakfast staff could do with being a bit more observant as it was a bit of a task trying to attract their attention to ask for some more coffee.
I would definiately stay here again as it was good value although I suspect once the renovations are completely finished the rates will increase.

Hotel is well positioned in City centre & is undergoing a refit.
Importantly the hotel does have its own car park contrary to what it states on their own website.
The car park isnt well signed though & actually states only "hotel reception entrance " with an arrow on the upramp this leads most people to actually park in the NCP below the the hotel in York Rd.
The workmanship/quality of the refit is substandard at best, this is best seen in the mens toilet serving the main bar, MDF, 1980's DIY style, poor quality workmanship throughout, hardly the image you would expect a hotel chain to advertise to non resident potential future clients?
The staff as a whole seem friendly enough but appear completely unmanaged, there is no sense of urgency or direction from anyone, which is much comparable to hotels ive stayed in Moscow or other east European cities, even though most of the staff i met were English.
The actual hotel rooms are okay, although there are noises from air in the water pipes & 50 cycle frequency hums from machinery in the ceilings on several floors.
The main bar on the third floor or to be precise the bar staff manning it are absolutely useless & will be the downfall of the hotel unless someone grabs hold of this quick and gives the staff at least some basic etiquette & manners training & quick.
Saturday night May 24th following Ricky Hatton fight was a complete shambles, full bar with one girl behind it who i think may have quit whilst on duty, she was rude & seemed set on going out of her way to go as slow as possible.
Summary
Avoid this place at all costs, even the Brittania hotel opposite is light years ahead even though it hasnt had a refit since Victoria was on the throne.
