Horrible
Not A Place I'd Go To Again

We booked two rooms for our son's wedding which thankfully took place at a different hotel. The service was terrible, we had no hot water for three days,sometimes no water at all and the staff didn't seem to care. We asked for help with our electric devices, we brought our own converter, the girl at the desk was rude and acted like I was bothering her. The hotel was dirty,the bed linen was old and the pillows were like pieces of cardboard.

We were in Edinburgh for 3 nights in this past June. This hotel is in a great location. It's a couple of blocks from Rose Street and many bars and restaurants. It's also close to the Edinburgh Castle. When we walked into the lobby I was so excited to see the rest of the place because it's really pretty and elegant. That's why I was shocked to see our room. We were on the 5th floor and our view was of another building's rooftop. Who cares, since we were only going to spend minimum amt of time there. However, it was really small and the bed was the most uncomfortable thing I have ever slept on. Someone in another review mentioned all Scottish beds are like this. Not true. We had stayed in 3 other hotels in Glasgow and Inverness and they were the softest mattresses. These weren't even mattresses! And we each got one flat pillow so I spoke to the front desk the 2nd day there and got two more pillows. There was no air conditioning (who needs A/C in Scotland you ask?) but it was extremely warm those 3 days and there was no breeze coming in through the old windows. There were cracks all over the ceiling but I guess not a big deal. The bathroom was fine, quite small, with a powerful shower but the shower curtain had that pink bacterial gunk all over it so I made sure not to have the curtain touch me. The complimentary breakfast is across the street at this awesome place called Rick's. The food was delicious and the place was eclectic and trendy. We hired a car so we had to park it in a garage that was a 10 mins walk from the hotel. My fiance and I thought the hotel was great for the location but not good for what we paid for it.

My friends and I stayed at the Frederick House Hotel as part of a "Tattoo Package" the first weekend of August and the beginning of the Fringe Festival. The good news is that it has a great location to walk to most anything in town. The Post Office is two doors up and there are plenty of banks just a half block away. It is also close to plenty of restaurants. The downside is that the the rooms are in serious need of updating. The pillows are paper thin and there was a three inch tear along the seam on my bedspread. There is no clock in the room. We had a room facing the street. The view was pretty but the revelers in the pub and restaurant acrosss the street did not quiet down until 4:00 AM every night (3) that we were there. As there was no air conditioning, one had to keep the window open for a breath of air. Small packets of shampoo and soap are provided but do not count on wash cloths or kleenex tissue. Hot water was spotty as well. Desk staff were either indifferent or exasperated at having to explain the hotel's "quirks" to travelers who obviously were used to more modern conveniences. This is rated a three star hotel by the Scottish Tourist Board. I wasn't expecting the Ritz but having stayed at many three star hotels I would rate it a two star.

We've stayed in Edinburgh a couple times and have had some troubles finding a decent place for the money we have budgeted. Fredrick House was the best of several we encountered. It's in a great location (can't do better for the money), the rooms are pretty quiet and the breakfast is better than decent. Some things to be aware of: Breakfast is at a restaurant just across the street. It's not at all inconvenient to find or get to. The building is old, so don't expect state-of-the-art anything, though they DO have an elevator! The location is near a couple bars so if you have a room looking over the street, expect some noise around closing time. There is no "view" out of the hotel so if you find yourself overlooking an alleyway or a rooftop, don't fret, you're not mising anything. And, as always, Scottish mattresses are NOT what folks from the U.S. are used to. You'll find it everywhere in Scotland. Don't be surprised.

Good
Brilliant Place - Loved It!

We stayed here for the second night of our trip to Edinburgh (the first in a 5 star hotel) and we preferred this place! The view from our room (407 i think) was amazing over the rooftops and skyline of Edinburgh and the room was clean and functionable. We had a great nights sleep and the location was perfect for seeing all that Edinburgh has to offer by foot. The staff were really helpful and the breakfast at Ricks over the road was great. We checked out by 11 and left our bags in the 'left luggage' room until we left Edinburgh by car at 4. We parked up outside, grabbed our bags and we were off! All in all we would thoroughly recommend this hotel as excellent value for money and will stay there again.
