We stayed for two nights in this hotel which is indeed very well located to visit Bilbao: exactly in the middle between the Guggenheim museum and the old city.
We had a room with 3 beds, because we are travelling with our 4-years old daughter. Not a big room but more than enough for a city-trip stay...
Rooms are indeed quite noisy (as mentioned by other reviewers), but we weren't kept out of our sleep.
We found the best rate at HotelClub/RatesToGo: "Culture package" with breakfast and tickets to Guggenheim included.
And this included breakfast was the not the 'express' one (only bread and sweets) but a nice buffet breakfast with a lot of healthy and not-so-healthy-but-delicious choices...
Small tip if you travel with small children: Bilbao has a lot of very nice playgrounds on almost every street corner. Ideal to take breaks during your walks across the city...

A very good location for a hotel with very thin walls. Yo can hear the guests talking on the corridors or flushing the toilets so it is not the nicest thing when you try to sleep. Awful coffee with breakfast.
