Gasthof Groenhove - Bruges, Belgium 

This guesthouse is about a kilometer outside historic Bruges, in a suburb without restaurants or stores, and too far away to walk into town. Bicycles are advertised as included in the price, but we had to insist before the owner finally let us use them. The bed in the room, and bathroom were new, and the view was reasonable, but the walls and ceilings were stained and discoloured. Overall, the property looked run-down, as if it needed more investment (garden poorly maintained, balcony rusting). At 99 euro, the room is well above the rate that it's worth (full-service, 4-star hotels in Brussels charge that amount in on-line bookings); as well, we were charged, without explanation, an additional 16 euro. A subsequent email said this was for repair to the bicycles - if so, the owner needs to inform and explain before simply taking the money off the credit card.

Our stay at the Gasthof Groenhove was excellent. Everything you would want in a B&B is found here: very nice family room (with Christmas tree, too), clean, quiet, a lovely conservatory to eat breakfast in, a friendly and charming host, etc. It's all there. Highly recommended. On our next trip to Brugge, we'll be staying here again.
